Summary: Amazing stay! Highly recommended!
The room was beautiful, the bed comfortable, the view incredible! Waking up to sunrise over the mountains, hearing the birds (and rooster!) was so peaceful. The hosts, Jeannette and her husband, were super nice and personable, and very accommodating. Breakfast buffet was included and very delicious, with so many choices of beverage and foods, both Italian style and American style . Parking was free and available upon prearranged request, right in front of the building. Walkable to the city if you don't mind the steep climbs. This was a great stay, and would highly recommend to anyone coming to Perugia or the Umbria region.

Summary: What a wonderful guest house with attentive service.
The location is perfect, in a peaceful area with amazing views from the balcony yet just a short stroll away from the centre of the old town. We saw lots of birds from the hotel.
In the afternoon when the balcony was in shade, the sun terrace was perfect to sit and read a book.
Perugia is such an historic and beautiful city unspoilt by tourism. We meet a lot of people who didn't speak English which was lovely.
We would thoroughly recommend Il Punto.
PS although there is a kettle, I'd recommend that you bring your own coffee sachets

Summary: I didn't like they did not explain that adding eggs for breakfast and taking water from the fridge in the room was all extra. I already paid for breakfast which was very basic, so paying more for rubbery eggs was not what I was thinking.
Also there is a strong smell of cigarettes as the lady at the reception is a smoker, which I don't like when people smoke in places such as hotels.
